The normalization of epidemic prevention and control has reshaped the global economic pattern, and the demand for sustainable development of the real estate industry has also been highlighted. It is not only the driving force to promote urban economic development, but also the power to expand domestic demand, but also to meet people's material and spiritual consumption of the inevitable choice.
At present, the profits of real estate enterprises mainly come from asset appreciation and cash flow income. In the emerging markets of second and third-tier cities, companies mainly adopt a ‘Developing – Selling’ model, while in booming markets like the core areas of first-tier cities, where land available for development is extremely scarce, most companies adopt a model of ‘Developing/Acquiring - Holding and Leasing’. Since most industrial resources are concentrated in first-tier & new first-tier cities, it becomes particularly important for real estate enterprises to adopt and change new profit models to seize the market opportunity.
Industrial transformation and structural upgrading are conducive to the transformation of real estate development mode, promote the transformation of real estate from a single development mode to a diversified cross-industry finance, and accelerate the integration of real estate with business, tourism, industrial parks, culture, education and other industries. At the same time, the unsustainable development model of local economy should be changed, and the real estate industry should be transformed from the extensive model of high consumption and high emission to the green, environmental protection and intensive model.
